ASHINGTON (MarketWatch) &#8212; Pending home sales in July rose 5.2% from downwardly revised June levels, the National Association of Realtors reported Thursday, though the indicator shows the market for existing homes is still depressed after the expiration of a key tax benefit.</p>
<p>As the availability of a home buyer tax credit worth as much as ,000 expired at the end of April, the pending home sales index plunged 29.9% in May and another 2.8% in June. The NAR had initially reported a 2.6% drop for June.</p>
<p>The July index came in better than the 1% monthly drop that economists had forecast, though sales in July were nonetheless 19.1% below those during the same month in 2009.</p>
<p>The data reflects contracts and not closings, which normally occur with a lag time of one or two months. The NAR index is based on a large national sample, typically representing about 20% of transactions for existing-home sales.</p>
<p>The May plunge in pending home sales hinted at the 27.2% plunge in existing-home sales reported in July.</p>
<p>&quot;Home sales will remain soft in the months ahead, but improved affordability conditions should help with a recovery,&quot; said Lawerence Yun, chief economist for the trade group.</p>
<p>&quot;For those who bought at or near the peak several years ago, particularly in markets experiencing big bubbles, it may take over a decade to fully recover lost equity.&quot;</p>
<p>Though the pending-home-sales index isn&#8217;t always a reliable indicator of future existing home sales, the report is consistent with a rebound from July&#8217;s record low of 3.83 million to around 4.4 million in August, according to Paul Dales, U.S. economist at Capital Economics.</p>
<p>&quot;That would be a spectacular 15% month-on-month jump, but it would not even reverse the falls seen after the expiry of the tax credit and would leave sales at levels not sustained since 1997.&quot;</p>
<p>About half of all households have less than 20% equity in their home, meaning they won&#8217;t be able to get another mortgage, he said. Pointing to the 4.43% 30-year mortgage rate, he said even the housing bargain of a lifetime is not enough to bring the market back to life.</p>

			<content:encoded><![CDATA[<p>I purchased a 2004 Volvo S80 with a turbo charged engine and approximately 90k miles. Last fall it started emitting white smoke when it was at operating temperature and idling. At acceleration it would blow large amounts of the white smoke through 2nd and 3rd gears then clear up. I asked our Volvo mechanic about it and he advised it was normal. He explained that fuel tends to build up in the turbo when idling and the white smoke was that excess fuel burning off. I expressed my concern and wanted to trade the car in on a model with less miles. He told me that the car, at that point with approx. 100k miles, was just getting broke in. He told me, and I quote him exactly, &quot; &#8230;you have to drive it like your mad at it&quot;.</p>
<p>About 3 weeks ago I stopped to check the mail before parking the car and while at idle RPM, a squealing noise with a knock behind it started and gradually got faster then suddenly stopped with no adverse reaction to the engine performance. I suspected it coming from the AC/heater blower fan as that seemed the general location from where it came. As a precaution I checked the engine oil and the level was good. Our oil change schedule was every 5k miles and that was due so I planned on making that appointment in the very near future.</p>
<p>Mothers Day, coming home, after pulling a mountain the squealing noise with the knock came back suddenly and gradually quickened in pace. I immediately turned of all AC/fan and it was still there so I knew it wasn&#8217;t the problem. I checked the gages and temp was perfect, no oil light, and check engine light was on as it had been due to what we were told from a persistent blown bulb indicator. On a downhill grade at this time I shifted into neutral ruling out any transmission issues. While in neutral I feathered the gas and the noise increased or decreased with the engine RPM. I knew then I had to get the car somewhere and shut it down. Less than 2 miles from the house I attempted to limp home. Before I got there the engine was loosing power and the car lost all momentum from power loss and the noise suddenly stopped after an audible pop. The car lost all power and stalled with temp still showing good and no oil light but check engine light was blinking.</p>
<p>I had the car towed to the Volvo shop we bought it from and on Monday was informed the engine had thrown a rod due to low engine oil. When I stopped in to see for myself the car had not been moved. I asked how they knew it had thrown a rod and it was explained that when they started the engine they could hear it. I am now being advised the best course of action is to buy a used engine with 60k miles and have it installed. What is your take on this situation?

<p>The theory makes much sense seeing that Churchill is not on either coastline. Now Churchill is a publicly traded company, and I would think that the Breeders Cup if held there each year, as well as Breeders Cup memoribilia sales would greatly increase Churchill&#8217;s year over year bottom line financially.</p>
<p>Wall Street is usually quick to pick up on these things, but yet the idea (if it happens) hasn&#8217;t been reflected in the stock price that I can see, which could either be an indicator it&#8217;s not going to happen or that many on Wall Street and in finance are &quot;asleep at the wheel&quot; on this one.</p>

			<content:encoded><![CDATA[<p>I mean yes he needs to incorporate more defense to his coaching arsenal and needs to play more than an 8 man rotation, but he is a great coach regardless and his record/success speak for themselves. He has seen 2 Conference Finals, made a 20+ win team in the Suns and Knicks into 2 high octane offensive juggernauts, and made the Suns play the most exciting brand of basketball for a couple of seasons.</p>
<p>He made a young Knicks team play hard rather than give up something the team under Isiah did a lot they lacked passion and now the franchise has something to look forward to in a season they thankfully overachieved.</p>
<p>Look at it this way last year w. all the trades Kerr made to worsen the Suns for the future. With the talent the Suns possessed under the leadership of D&#8217;Antoni they managed to win 55 wins, which with all the struggling due to trades and roster changes was only 2 games beneath the Lakers for the Pacific division crown.</p>
<p>As, soon as Mike D left so did his system and that made their franchise player Nash disgruntled &#8211; which made the team worsen and miss the playoffs winning 46 games. </p>
<p>That is a 9 game digression in a years period. While, in NY he took a team where Walsh made drastic trades that would benefit the team as opposed to hurt them, like Kerr&#8217;s trades in the long run and the result under Mike D&#8217;s system and his leadership the Knicks won 32 games, which was a 9 game improvement from the 23 wins won by the franchise a year ago.</p>
<p>That is the ultimate +/- indicator and just imagine the Knicks because they are finally under the cap and headed under the right direction if they can reel in Chris Bosh and Michael Redd or any All-star tandem. Then Mike D can do a lot of damage w. that for David Lee, Wilson Chandler, Chris Duhon, and Danilo Gallinari will be complimented by a talented vet in Al Harrington for a full year next year and 2 possible All-stars in 2010. That can rival the talent Mike D had in PHX.

<p>Nature not man responsible for recent global warming</p>
<p>Three Australasian researchers have shown that natural forces are the dominant influence on climate, in a study just published in the highly-regarded Journal of Geophysical Research. According to this study little or none of the late 20th century global warming and cooling can be attributed to human activity.</p>
<p>The research, by Chris de Freitas, a climate scientist at the University of Auckland in New Zealand, John McLean (Melbourne) and Bob Carter (James Cook University), finds that the El Niño-Southern Oscillation (ENSO) is a key indicator of global atmospheric temperatures seven months later. As an additional influence, intermittent volcanic activity injects cooling aerosols into the atmosphere and produces significant cooling.</p>
<p>&quot;The surge in global temperatures since 1977 can be attributed to a 1976 climate shift in the Pacific Ocean that made warming El Niño conditions more likely than they were over the previous 30 years and cooling La Niña conditions less likely&quot; says corresponding author de Freitas.</p>
<p>&quot;We have shown that internal global climate-system variability accounts for at least 80% of the observed global climate variation over the past half-century. It may even be more if the period of influence of major volcanoes can be more clearly identified and the corresponding data excluded from the analysis.”</p>
<p>Climate researchers have long been aware that ENSO events influence global temperature, for example causing a high temperature spike in 1998 and a subsequent fall as conditions moved to La Niña. It is also well known that volcanic activity has a cooling influence, and as is well documented by the effects of the 1991 Mount Pinatubo volcanic eruption.</p>
<p>The new paper draws these two strands of climate control together and shows, by demonstrating a strong relationship between the Southern Oscillation and lower-atmospheric temperature, that ENSO has been a major temperature influence since continuous measurement of lower-atmospheric temperature first began in 1958.</p>
<p>According to the three researchers, ENSO-related warming during El Niño conditions is caused by a stronger Hadley Cell circulation moving warm tropical air into the mid-latitudes. During La Niña conditions the Pacific Ocean is cooler and the Walker circulation, west to east in the upper atmosphere along the equator, dominates.</p>
<p>&quot;When climate models failed to retrospectively produce the temperatures since 1950 the modellers added some estimated influences of carbon dioxide to make up the shortfall,&quot; says McLean.</p>
<p>&quot;The IPCC acknowledges in its 4th Assessment Report that ENSO conditions cannot be predicted more than about 12 months ahead, so the output of climate models that could not predict ENSO conditions were being compared to temperatures during a period that was dominated by those influences. It&#8217;s no wonder that model outputs have been so inaccurate, and it is clear that future modelling must incorporate the ENSO effect if it is to be meaningful.&quot;</p>
<p>Bob Carter, one of four scientists who has recently questioned the justification for the proposed Australian emissions trading scheme, says that this paper has significant consequences for public climate policy.</p>
<p>&quot;The close relationship between ENSO and global temperature, as described in the paper, leaves little room for any warming driven by human carbon dioxide emissions. The available data indicate that future global temperatures will continue to change primarily in response to ENSO cycling, volcanic activity and solar changes.”</p>
<p>“Our paper confirms what many scientists already know: which is that no scientific justification exists for emissions regulation, and that, irrespective of the severity of the cuts proposed, ETS (emission trading scheme) will exert no measurable effect on future climate.”</p>

Because they are relatively easy to find and so visually appealing, they are better understood than many other groups of animals. What I want is links to daily weekly monthly or quarterly data ( absolute numbers, or percentages or increase decrease over earlier periods ) from 2003 ( or even a lesser period ) Even if there is no historical data available I would like some links from where I can get these numbers starting now. </p>

			<content:encoded><![CDATA[<p>No End in Sight for Housing Market Decline<br />

<p>The National Association of Realtors’ Pending Home Sales Index (PHSI) is one of the broadest gauges of sale activity in the housing sector. Unfortunately, this past week brought more bad news to those hoping the U.S. housing recession may be bottoming out as the PHSI continued its steep decline. The report indicated that signed contracts for purchasing previously owned homes experienced its sharpest drop in nine months, declining 4.7% through the month of May. In comparison to the same period a year ago, activity has fallen 14.6%. The South experienced the biggest contraction (at -7.1%) propelled by the plummeting Miami market, followed by the Midwest (-6.0%), the Northeast (-2.9%), and the West (-1.3). </p>
<p>For the broader housing market, the PHSI metric alone confirms many concerns that conditions will continue to deteriorate. However, when coupled with other indicators, the outlook becomes even bleaker. Yesterday, Wall Street sent another message that the worst is yet to come when the share prices of the nation’s main mortgage companies experienced significant decreases. After declining almost continuously over the past year from a high of .57, Fannie Mae fell another 16% to its lowest level since 1992, settling at .74 a share at the market’s close. Similarly, Freddie Mac tumbled another 18% to its lowest level since 1994, and settled at .91 a share. These declines reflect concerns over a new housing bill that would require the companies to raise billions of dollars of new capital. </p>
<p>Legislation<br />
Legislators are widely expected to approve a housing rescue bill by the end of this month. This sweeping rescue package will overhaul the regulatory structure of Freddie Mac and Fannie Mae, which are government-chartered enterprises. The bill would force the two companies to come up with hundreds of millions of dollars each year to refinance troubled home loans. However, many still insist this drastic measure is not nearly enough. Mark Zandi, chief economist of Moody’s Economy.com, states, “It’s not enough, even in the best of circumstances.” The proposed housing bill would help some home owners, but the Congressional Budget Office estimates it would only be used by 400,000 borrowers. The number of distressed and defaulting borrowers greatly outnumbers the number of borrowers that the bill would help, and therefore it is unlikely the bill would do much to bolster the failing housing market. Analysts are predicting that on top of the already 3,000,000+ borrowers that are currently in distress, a couple of million more borrowers will fall behind and default on their payments in the coming year as home prices fall further and the economy further weakens. The bill may be a step in the right direction, but do not count on it being the “silver bullet” for the housing mess. </p>
<p>Looking Ahead<br />
It is impossible to know whether the housing market has reached the bottom or whether it will continue to decline. Hindsight is 20/20 and generally one knows the bottom has occurred when looking in the rear-view mirror. However, one indicator that is helpful in predicting future prices is in fact futures contracts. In 2006, the Chicago Mercantile Exchange began offering a housing spot market. This enables speculators to either buy or sell property values in a given region. Expected future prices are inherently priced into futures contracts, so this provides some indication as to where home prices may potentially be heading. The April spot prices for Miami were trading at 8.75. The Miami futures contracts for November 2009 are currently trading at 5. This may indicate that there will be a further 20% decline in property values in the Miami area. Using futures contracts as an indicator, one can predict that the housing decline is most likely not anywhere near over yet, especially in previously overbought areas like Miami. </p>
<p>Yet there is a silver lining to this bleak housing mess:<br />
This may be an excellent time to find a bargain for buyers who can take their time in finding a house, such as buyers approaching their retirement years. Buyers with higher elasticity of demand between areas and longer purchasing time horizons can monitor prices and pick up houses when they drop to manageable and attractively priced levels. Home prices are down more than 25% in certain parts of the country, and there remains a glut of houses especially in areas such as Nevada, Arizona and Florida. According to the Standard &amp; Poor’s Case-Shiller Home Price Indices, the average price for a home in these retirement areas is down significantly. Retirement communities such as Miami, Phoenix and Las Vegas are down 27%, 25%, and 27%, respectively, compared to a year ago. No one knows when the housing market is going to hit bottom &#8212; it likely will not hit rock bottom anytime soon &#8212; but if one is approaching retirement years with a sizeable bank account and i

Not fishing for the secret all infallible holy grail of trading system (if it even exists).</p>
<p>Just want a simple answer like:<br />
I trade using point (2) using candlestick patterns and moving averages as trailing stops. Use it to trade FX.</p>
<p>Dont need to know the time period of your moving averages or secret mathematical formulae you&#8217;ve programmed into TradeStation or MetaStock.
</p>

			<content:encoded><![CDATA[<p>If you trade futures, stocks, FX: do you use the same Trading System or a different system for different markets.</p>
<p>Also what is/are the Trading System that you use for each market:<br />
1) one you bought off the shelf;<br />
2) put together yourself from existing indicators &amp; techniques (ie MACD, Moving Averages, Chart Patterns, etc);<br />
3) developed entirely by yourself through mathematical programming into a new proprietary system<br />
Not fishing for the secret all infallible holy grail of trading system (if it even exists).</p>
<p>Just want a simple answer like:<br />
I trade using point (2) using candlestick patterns and moving averages as trailing stops. Use it to trade FX.</p>
<p>Dont need to know the time period of your moving averages or secret mathematical formulae you&#8217;ve programmed into TradeStation or MetaStock.
</p>

			<content:encoded><![CDATA[<p>Early in my investing career I quickly lost 8,000 in every market you can think of.  Since then I have learned how to read financial reports, understand the effects of geoploitical situations throughout the world and I have extensively studied technical analysis (patterns, support/resistance, indicators based on oscillations &amp; candlesticks).</p>
<p>I&#8217;m a CFP, and have been very successful in the past two years.  I have netted a 8637% gain on my personnel investment.  I rarely hold an investment more then 20 trading days and quickly drop any investment where I had an incorrect read.</p>
